HIA Greensmart House

47 Graham Street Wonthaggi demonstrates an affordable, energy smart and stylish concept home using sustainable building methods, materials and fittings along with passive solar design principals that are responsive to the particular climate conditions of the site.

The following outlines the suite of features set out in the HIA GreenSmart House Design/Construct Guidelines, incorporated within the display home.

Passive Solar Design

  • Consideration of orientation including locating daylight living areas to face north.
  • Limited glazing to east and west of dwelling.
  • Concrete floor providing thermal mass.
  • Effective solar protection via appropriate use of double glazing eaves and shading devices.
  • Appropriate room zoning.
  • Well positioned openable windows for good ventilation control.

Energy Management

  • Minimum 6 star house energy rating achieved (exceeding minimum 5 star requirement).
  • Minimum R2.0 bulk insulation installed to all external walls.
  • Minimum R3.5 bulk insulation installed to all ceilings.
  • Energy efficient heat pump hot water service.
  • Draft seals installed to external windows and doors.
  • All extractor fans to be sealed in bathroom and toilet area.
  • Compact fluorescent light bulbs or similar energy efficient lighting installed to at least 80% of the light fixtures.
  • Energy usage meter to be installed and located in living area or high trafficked area.
  • Appliances installed in the house must achieve an energy rating at least 1 star below the maximum available.
  • Artificial heating and or cooling systems in the house must achieve maximum energy efficiency rating currently available.
  • Installation of photovoltaic solar power renewable energy system.

Water Management

  • Toilet to have 4 star WELS rating dual flush system.
  • Showers to be fitted with a 3 star WELS rated shower head.
  • Hand basins and sinks to be fitted with 3 star rated tapware or pressure reduction valves.
  • Rainwater tank installed for sanitary flushing.
  • Blackwater and greywater drainage lines shall extend to the external walls before connecting to treatment systems.

Indoor Air Quality Management

  • Provide ventilation in roof space to avoid mould creation.
  • Paints, decorative finishes, coatings, any sealants or adhesives shall achieve total Volatile Organic
  • Compound emissions of 0.5mg/m3 or less seven days from application.
  • Particleboard, fibreboard and MDF products will have formaldehyde content of less than 1.5 mg/litre at dispatch.

Material Selection

  • Where practicable building materials used that require no additional finish after installation ie. bricks, colorbond.
  • Physical termite barriers installed within and around the perimeter of the building.

Landscaping

  • Landscaped gardens are designed to minimise water use and or to retain water via the use of mulches, soil conditioners etc.
  • Predominant selection of indigenous and or drought tolerant plant species.
